Step 1: Research

Buying a home starts long before you step inside your first home tour. Whether you're relocating to Pittsburgh or moving within the area, this is the time to explore neighborhoods, schools, and market trends to see what fits your lifestyle and budget. You’re also likely thinking about whom to trust as your real estate agent—someone who understands the market inside and out and can guide you with expert, no-pressure advice. Step 2: Consultation

Once you’ve taken the leap to contact me, we’ll set up a consultation to dive into your home-buying goals. This isn’t just about bedrooms and bathrooms – it’s about understanding why you’re moving, what’s most important to you, and how we can find the right home and community to match your needs. I will also walk you through my approach, sharing the strategies and insights that help my clients navigate the market with confidence. This is your chance to ask questions, get a better feel for the process, and see if we’re the right fit to work together.

Step 3: Buyer Readiness

How do we make sure we’re searching in the right places with the right expectations? This step is all about preparation. You’ll get set up with Compass One, where you can access resources, save and comment on homes you love, and see a detailed timeline for the entire process. Your first homework assignment is to complete the Past Sold Exercise, which will help us fine-tune your search criteria based on real market data. I’ll also provide insight into current market trends, including how many homes typically become available each week, so you know what to expect. In addition, you will get pre-approved with my preferred lender - not just to confirm your budget, but to ensure you’re ready to act when the right home comes along.

Step 4: Home Search

At the beginning of this stage, most buyers aren’t ready to make an offer – they’re learning the market and refining their preferences. Your role is to stay engaged with new listings, notice how homes are moving, and ask questions. “Why has this home been on the market so long?” “What’s the neighborhood like?” “Does that busy road impact resale value?” My role is to help you make sense of what you're seeing so that when the right home comes along, you're prepared to act. Along the way, you will also have access to off-market opportunities including Private Exclusives and Compass Coming Soon.  These off-market listings give you a critical edge in a competitive market with low inventory. As we get closer to your buying window, we’ll have a check-in to discuss what to expect when touring homes and making offers. And when you're ready to see a home, we’ll move fast—because in this market, speed is everything.

Step 5: Make an Offer

Making an offer isn’t just about price – it’s about strategy. Every home and situation is different, and I’ll walk you through the options available to craft an offer that gives you the best chance of success. Over the years, I’ve studied how to win bidding wars and how to avoid them. The system I have developed is more than just advice; it’s a field-tested playbook for navigating the entire offer process so your terms stand out to sellers while keeping your interests protected. And when the right home comes along, I’m available – nights, weekends, whenever you need – to move quickly and put together a winning offer.

Step 6: Offer Acceptance

Your offer is accepted – now the real work begins. Over the next few weeks, we’ll move through the contract-to-close process, ensuring everything stays on track. You’ll receive an email from my Transaction Coordinator outlining key steps like submitting your deposit, scheduling inspections, and staying in touch with your lender. You will also have a step by step timeline on your Compass One Dashboard. If you’re relocating, now is the time to plan your move and coordinate timing. Though there’s a lot to manage, I’ll guide you through every step. Closing day will be here before you know it, and soon you’ll be holding the keys to your new home.

Step 7: Home Inspection

The home inspection is your opportunity to take a deeper look at the property and ensure there are no major surprises. In addition to the standard home inspection, most buyers also choose to conduct radon, pest, and sewer inspections for a more complete picture. Professional inspectors will assess the home’s condition, identify potential concerns and offer valuable maintenance advice. Your attendance is strongly encouraged, especially if your initial tour was virtual. Once the reports are in, we’ll review the findings together, separate minor fixes from major issues, and craft a strategy to get the best possible outcome. Whether that means securing repairs, negotiating credits, or making a tough decision to walk away, this step is about making the best possible decision with confidence.

Step 8: Closing Preparation

With inspections behind us, the focus shifts to finalizing your mortgage, title, and closing documents. Your lender will order the appraisal, your loan will go through underwriting, and the settlement company will complete the title search to ensure a smooth transfer. During this time, I’ll keep everything on track, making sure deadlines are met and any issues are addressed quickly. You’ll also need to secure homeowners insurance, confirm your mortgage approval, and start planning for your move. From utilities to school registrations to contractor referrals, I’ll help you think through the details so you’re fully prepared when closing day arrives.

Step 9: Closing Day!

Closing day is here! We’ll start with a final walkthrough to ensure everything is in order, then head to the closing table where you’ll sign the final documents. Be sure to bring your photo ID and have your funds wired or a cashier’s check ready for the amount due at closing. The process typically takes less than an hour, and once everything is complete, you’ll receive your keys. After closing, all important documents will be stored in your Compass One Dashboard for easy access. Whether this is your first home or your fifth, it’s always a reason to celebrate.
